Kind of unusual, a friend told me about this HCG diet, which kind of tickle my fancy.

HCG or otherwise known as human chorionic gonadotropin is actually discovered by Simeons. It is a hormone that is found in women who are pregnant. He had noticed that when a woman gives birth she immediately deteriorates and lose weight rapidly. He was puzzled about the reason of all this. This is the discovery of the HCG hormones. This kind of hormone is created by the body to protect and nourish the woman’s fetus and this is done by using the fat reserves and making it into a substance called placenta. This is the transformation of the fatty ells into natural positive energy and it is believed that can help people who are obese or obviously fat.

HCG Diet is actually good for people. There are three basic fats that can be found inside our body. One of them is the structural fat and it is found underneath the skin and in between the organs of the human body. This functions as a protective layer for the internal organs but excess fat is bad for your health so the individual must be able to manage the quantity of fat in the body or basically underneath the layers of the skin.

Reserve at is also called normal fat. It is the fat that is burned by the metabolism of the body and it is transformed into energy so that it can be used to do our daily activities. Abnormal fat is the third type of fat. This is what we call cellulites. These are the fat that is hanging in our bellies or thighs. These are the excess fat that can distort a person’s physical attributes. May people are very conscious about their body’s physical appearance most especially the women. This abnormal fat is the only fat that is burned by the HCG solutions.

You may think it is really hard to do and we can do without help from professionals. Well that is something you might regret if you do not get help. Here are some things you should do before moving out.

Research

Internet is the vast source of information. It is very beneficial if you know who you are going to call whenever you have decided to move out. A quick tip if you live in Florida area, try myjacksonvillemovers.com.

Plan your moving date

I am not saying you must still plan even though you have an urgent reason for leaving your old home but if it is not urgent, then you must plan the day you must move out. If you plan ahead, it will be easier to move out and in the days before you move out, you have already packed a few difficult objects already.

Pack your items accordingly

You have to pack your items accordingly. There are different types of items which you can pack but with different styles of packaging. Take for example:

Fragile items – If you are thinking of packaging your breakable items, you must have them covered with a cushion like a Styrofoam or bubble plastic wraps. After wrapping them with a cushion, put them individually in a box slightly bigger than the item then put a fragile symbol on the box.

Just go ahead and pack now, and see you in my next post.

While doing a real estate seminar in Tampa, I noticed that many of my attendees are lethargic. That bothered me alot.. you know, in speaker’s stand point, it is not a good feedback. I came to a conclusion that they are lacking something. Is it vitamins or nutriments?

It is a common knowledge that vitamins may come from the foods that we eat. Are we not familiar with the famous ‘go’, ‘glow’, and ‘grow’ foods? As famous as these words are, these are actually really essential for the body, since it possesses the vitamins that we all are in need of. From a simple orange fruit, we may be able to get Vitamin C already that would help us improve our immune system. Thus, keeping a healthy diet is necessary for attaining the right vitamins needed for our body.

Vitamins can also be in the form of tablets or medicine. These vitamin supplements are actually substitute to the ones described above. Why substitute? As we all know, we are usually unmindful of the foods that we ate. We are not even aware that we already lacking with the right nutrients needed by our body. This is where vitamin supplements enter. They fill the needed nutrients that the body is lacking. Watching different commercials on the television, I’m sure that almost all of us are familiar with it.

Vitamins are necessary for life. Various sites had opened their way to introduce the importance of vitamins in the body and the various ways to attain these. Google it all up, sites such as www.trimnutrition.com might eventually lead you to realizing the importance of vitamins, and may even drive you to purchasing products that advocates on keeping and maintaining the needed vitamins in the body.

I managed to turn things for my advantage. As a result, the meeting ended with a BANG!

The new stimulus plan has given many people new hope for their housing futures. At first, many worried that the stimulus package would merely help the banks and other financial institutions and not the actual homeowner looking to buy a Tampa home. But, it has become clear that the people who really win with the new plan are those who count-prospective home buyers.

Stimulus for Banks and Buyers

The stimulus package provides huge tax rebates in 2009, and while that is a limited provision, the savings are enormous for those who get out there and buy a new Tampa home. The fact that the stimulus plan includes relief for the struggling financial industry also helps buyers by making it more likely they will be able to obtain loans.

Stimulus for Luxury Properties

The stimulus package gives the two major government mortgage companies Fannie Mae and Freddie Mac more power and allows for larger loans for higher priced properties. That is a big incentive if you’re looking to buy in a major metropolitan area because you will now be able to get a loan secured by Fannie or Freddie.

The economic boost from the stimulus package will require a little time to really become apparent, but it is working, even now. Slowly the market is rebounding and new home buyers are able to take advantage of loans and tax incentives while getting houses at prices that are extraordinarily low.

If you would like more information on how the stimulus package can help you buy a new Tampa home, give me a call at 813-469-3163 or email me at Blog@SweetHomeTampaBlog.com.

Wind Farms

Wind farms seem like a great source of clean green energy and indeed they are. They of course require enough wind and the transmission lines to carry the power. However, wind farms are popular until it is announced they are going to be installed in a certain area. Then we hear “not in my back yard” (NIMBY).

The biggest concerns heard about wind farms are that they can be noisy, unsightly and can kill birds including protected species. And because the energy has to be carried through unsightly power transmission lines it is extremely hard to get the permitting required to actually harness the power. Even Senator Ted Kennedy and others have fought off wind farms coming to the waters off Cape Cod for several years due to their unsightliness and harm to birds.

Solar Farms

Solar farms are a great source of clean green energy right? Though most of us would answer yes, the answer is not so simple. As with wind farms part of the problem is the power transmission lines that must carry the energy from the solar farm to the neighborhoods far and wide. As stated before power transmission lines are needed but nobody wants them going through their neighborhoods.

Senator Dianne Feinstein does not want our deserts ruined with solar and wind farms, after all using the land could harm tortoise populations and ruin the aesthetics of the area.

The biggest problem with solar farms is the amount of land and water they require. To replace the energy produced from one 20 acre natural gas power plant a solar farm would require 10,000 acres of land. The land must be bulldozed and according to conservationists could kill off many animal populations.

Each solar farm also requires 16 billion gallons of water a year, something that drought stricken areas such as deserts in Nevada and California may not be able to provide.

Though there are many millions of dollars in the stimulus bill going to building wind and solar farms there are some concerns that the politicians are requiring them to be built without thinking of the consequences to nature and the environment, due to the public and politicians fighting any transmission lines anywhere near their neighborhoods, and the fact that the 16 billion gallons of water required for each solar farm may not be available, some are now wondering whether the solar farms if built will ever be used.

It seems that the best approach would be for the government to make sure they have the transmission line, water needs and other issues to be solved or accounted for before spending millions on something that may not be able to be used. We all have seen the issues with corn based ethanol. The government corn based ethanol could help us decrease our use of foreign oil and would be cleaner also. However, they did not take the time to consider the consequences such as the increased fertilizer usage polluting bodies of water killing off fish, and corn feed prices for animals increasing exorbitantly along with food prices for us.

Another option of course is to do what is already being done by many families, and that is to put solar panels and/or wind turbines at homes where it is feasible. There of course is no need for transmission lines, land use, and water problems to deal with, and nothing is more green than having your own clean energy plant right at your home.

You’ve decided to take the plunge and buy a home for your family. With the banking industry in the shape it is, unless you have stellar credit, you’ll need a more sizeable down payment than ever before. So, how do you get the down payment for the Tampa real estate you’ve always dreamed of?

Get Scrounging

Scour your attic, basement and storage units. Look in every nook and cranny to find items that are in decent shape, but no longer used, and have a garage sale. Sure it’s usually pennies on the dollar of what your stuff is worth. But if you’re not using it, someone else can, and you get the cash in hand. If you find items that are more valuable, sell them on eBay. Every little bit helps.

Rich Relatives?

Hey, if you have’em use’em. This is no time to feel shy about asking for a gift. Purchasing Tampa real estate is a wise investment. Many relatives who might otherwise be unwilling to give cash for frivolous items are happy to help loved ones buy a home.

Sell Something Big

Having precious jewelry or antiques is a great asset. Consider selling items you’ve been holding onto as investments, in order to get the home of your dreams.

There are many ways to come up with the down payment and financing you need to buy Tampa real estate. I can help. Give me a call to day at 813-469-3163 or email me at Blog@SweetHomeTampaBlog.com.

Is this a good time for first time home buyers to consider a Tampa home? It’s a familiar question with the economy in the state it is in. Here are a few reasons why a home is still a great investment for first time home buyers.

Pride of Ownership

This will never go away no matter what the economy is like. Owning your own home is the American dream for a reason. It just feels good to take care of a Tampa home that’s yours and yours alone.

Tax Incentives

Owning your own home is one of the best tax deductions. The new stimulus plan makes that tax incentive better than ever before. Not only can you deduct your interest payments on your tax forms this year and for every year during the life of your mortgage, the stimulus plan allows a huge homebuyer tax credit of $8,000 for homes purchased in 2009 by first time home buyers.

Your property taxes are deductible too. Many first time home buyers understand that they can deduct the mortgage payment interest but don’t realize they can declare their property tax as well for an even bigger yearly deduction.

Equity

Yes, even now, you will begin to build equity with each year you’re in your new home. Equity improves your credit worthiness and gives you options for loans in the future if you need them.

Take the first step toward buying a new home and contact me. I’ll help you find the perfect place for you and your family. And, I’ll help you get it at a great price. Call me now or email me at Blog@SweetHomeTampaBlog.com.

The Tampa real estate market is a homebuyer’s dream right now! Whether you’re looking to buy a new home or to buy investment property, it’s the perfect time. Home prices are down, which means that well-informed buying could benefit you in the long run. There are several tips I can offer you on how to get the best price when buying a home:

Shop around in the neighborhood where you’re looking to buy. The only way to know if you’re getting a good deal is to look at home prices in the same neighborhood. Ask your real estate agent for listings that are similar to the Tampa home that you’re looking at. Evaluate the two homes and their prices to ensure that you’re getting a good price. Your real estate agent can help you with this evaluation.

Play the negotiator when writing your contract! One way to try to bring down the price of the home is to offer a lower price on your contract. Offering a slightly lower price than what the homeowner is asking is a place to start trying to save some money. If the homeowner is firm on the listing price, you can look to cut costs in other areas. One way you may be able to lower your cost is by asking the seller to pay your closing costs.

Check how long the house has been on the market. If a home has been on the market for an extended period, the homeowner is going to be more likely to lower the price. A house that has not had any offers in a few months gives you, the homebuyer, an advantage. The homeowner may be willing to lose a few thousand dollars in order to sell the property to you.

Especially now, it’s possible to get a good price in the Tampa real estate market. Let me help you negotiate an excellent price for your new home.
The biggest barriers to selling your home are often those you create yourself by wanting a quick sale or not learning all there is to know about presenting your house to its best advantage. When you first begin to think about selling your Tampa home it seems easy. Put a sign on the lawn and list it. Once the shine wears off of the desire to do it all yourself, you might need some tips to help sell your home:

Clean It Up

That’s the first and foremost advice. Nothing deters a real estate sale faster than a messy house. Living in your home while trying to sell it makes it difficult to keep it clean, but if you’re serious about wanting to sell your home, it’s worth the extra effort. You may want to learn how to clean your home fast for those times when a buyer calls and wants to see your home in 15 minutes or less.

Take Good Pictures

Where do you think people search first for homes for sale? Online. Newspapers used to be the first place people looked for homes. But now, approximately 80% of all home buyers look online before searching anywhere else.

Due to cost and space limitations, newspapers usually display only one photo of the front view of the home. On the internet, where space is abundant, buyers expect to see lots of exterior and interior pictures, in fact, the more the better. If you aren’t experienced at getting good room photos that show off your Tampa home to its best advantage, hire a photographer or a real estate agent who can do it for you.

Hold an Open House

Or several. Selling your home takes time. If you are busy and can’t fit opening your home up to viewers into your schedule, you may want to list your home with a real estate agent who can do it for you. It’s better to leave your home in the hands of a professional real estate agent so you aren’t tempted to hover over buyers as they walk through. Hanging around discourages buyers from talking to each other about the qualities of your home and from taking the time to view and consider the true potential of your home.

There are pitfalls you can get tripped up on when selling your Tampa home. If you’d like to work with a real estate agent who can help you maneuver around those pitfalls, give me a call today or email me at Blog@SweetHomeTampaBlog.com.
